TITLE: DIRECTOR OF FACILITIES
DEPARTMENT: Facilities
QUALIFICATIONS:
Must possess a Bachelor’s Degree in Construction Management or a related field or have five (5) years of experience in the administration and management of a facilities/maintenance related organization.
Possess or have the ability to obtain a valid Arizona Identity Verified Prints (IVP) Fingerprint Clearance Card within forty-five (45) days of employment.
Possess or have ability to obtain a valid Arizona Commercial Driver’s License with P and S endorsements, and a School Bus Driver Certification.
Possess or have ability to obtain First Aid/CPR/AED certifications, with Instructor level certificate being preferred.
Possess or have the ability to obtain valid certifications for Asbestos Hazard Emergency Response Act (AHERA) Building Inspector and AHERA Management Planner roles.
Comprehensive knowledge of construction and building maintenance.
Ten years experience in fields related to construction/inspection supervision of trades with 5 years experience in public work preferred.
Familiarity with school district facilities operations.
Possess or have ability to obtain an Arizona Pest Management Division (PMD) Qualified Applicator license.
Familiarity with current Occupational Safety & Health Administration (OSHA) safety standards.
Any combination of training and experience that could likely provide the required knowledge, skills and abilities.
JOB GOAL:
The Director of Facilities is responsible for maintaining all physical school district sites and grounds in a safe and clean condition of operational excellence, as prescribed by the district standard.
PERFORMANCE RESPONSIBILITIES:

Complies with all HIPAA and FERPA related confidentiality requirements.
Develops positive relations with students, parents, school staff and the public.
Responsible for maintaining a high standard of operational viability, cleanliness, and safety of all district properties and makes recommendations that will provide for structurally safe buildings, grounds and equipment.
Directs and oversees maintenance staff in support of facilities maintenance and operations.
Ensures Grounds Technicians and Maintenance Technicians are appropriately trained in, and comply with all related OSHA safety standards and requirements.
Register with AZ Pest Management Division as a “Qualifying Party” for PUSD once PMD Qualified Applicator license is obtained.
Develops and implements corrective and preventative maintenance programs for district grounds and facilities.
Schedules and maintains all preventive maintenance items for the district in accordance with the standards established by the Arizona School Facility Board.
Prioritizes and assigns work orders and provides supervision as necessary for maintenance, grounds and construction projects.
Maintains proper records regarding mandated programs, i.e. OSHA, AHERA, etc.
Acts as district AHERA designated person.
Develops specific and responsible workload assignments, with follow-up in terms of priority based on safety and budget restraints that are consistent with the desired level of service and performance expected in the district.
Responsible for maintaining the security of the district’s facilities GGM key system.
Coordinates and implements programs as directed and related to bond issues.
Maintains routine repair of buildings and utility distribution systems, including normally recurring repairs and preventative maintenance.
Maintains grounds areas, including school sites, road work, parking areas, fencing and playground equipment.
Assists in planning new buildings and alterations; aids communication with architects, engineers and contractors; cooperates with principals in the development of plant improvement; makes recommendations for placement of temporary structures.
Prepares annual operating budget for maintenance and grounds. Prepares requisitions for supplies required by all maintenance and grounds departments.
Creates and maintains a 10 year facility plan using life cycle assessment and prepares multi-year maintenance plans and associated budgets for all district facilities. Develops and maintains historical data of when building and site level systems were installed.
Assists the Director of Business Services in the preparation of the budget as it pertains to maintenance, construction, remodeling and planning.
Supervises and oversees all District warehouse operations.
Acts as a consultant when principals need changes in school sites or facilities.
Coordinates the district’s energy management program.
Assists in the coordination of the district’s safety program.
Evaluates staff on a regular basis and makes recommendations for employment.
Prepares specifications needed for outside contracts on building, capital maintenance and construction projects.
Serves as a chairperson on design teams for planning of construction projects with the inclusion of principals, teachers, parents and other personnel.
Responsible for all district Fire and Security Systems.
Prepares cost estimates for repairs, minor construction and maintenance.
Understands and applies safety-related precautions as outlined in MSDS.
Fulfills the role of School Bus Driver as assigned by the Superintendent.
Works effectively with the Arizona School Facilities Board.
Performs other related duties as assigned.

SUPERVISES: Maintenance staff, grounds staff.
REPORTS TO: Superintendent.
EVALUATION: Performance of this job will be evaluated annually by the Superintendent in accordance with the provisions of Governing Board policy for evaluation of administrative personnel.
TERMS OF EMPLOYMENT: 12 Months.
SALARY: Salary for the position is set according to the Administrative Salary Schedule determined by the Governing Board.
FLSA STATUS: Exempt.
